The Coachouse Bungalow

DESIGN GOALS

Maureen Lunney wanted "a house of inherent good looks and sensible design which provides a sense of history, genuine aesthetic appeal, and manageably sized space at a reasonable cost". She wanted: "a master bedroom separate from where she entertained friends, and a home office which she wouldn't know was there." She wanted to site her house to "preserve the mature trees and take advantage of the natural light and views". Finally, she wanted to "build her house with natural materials of enduring value".

FEATURES

Dr. Lunney sited her house to provide privacy from the adjoining properties and from the road. Her private living space overlooks the neighbouring farm. The kitchen was placed on the east side for NE to SE light through the year. The living space on the west side captures late day sunlight.

The Lunney House master bedroom and ensuite bathroom were moved from beside the great room to the rear for privacy. The powder/mud room was expanded into a library, and a screened porch was added to provide access to the surrounding grounds and further separate her master bedroom from the great room where she entertains her friends. The garage was moved to the lower level for direct access to her home office to transport veterinarian supplies. Private guest quarters, a surgical prep room and a darkroom were also placed on the lower living level.

In each Coachouse, the lower level is set above grade with large windows for natural lighting. The basement space has the following distinguishing characteristics:

  • The ground is protected from frost penetration with high density rigid insulation under the footings;
  • The design of the lower level is an integral part of the house which itself is designed to sit out of the ground;
  • The lower level is treated as conventional living space with daylight, heating and cooling, and decor equivalent to the upper level living space;
  • It is a more economical and friendly approach to the environment with less material removed and added during construction; and
  • The grounds are sculpted in the same way that a building is sculpted for an integrated site.

In the Lunney House, this provided an additional 800 s.f. of living space.




The Lunney Coachouse was expanded from 1,906 to 2,150 s.f. and has 10' instead of 12' ceilings in the great room. A 400 s.f. two car garage is enclosed on the lower level.

The Coachouse Bungalow

The standard Coachouse Bungalow has a 12' beamed ceiling in the great room area. The Wheeler Coachouses are designed with the lower level above grade with 3 1/2'X4 1/2' windows, providing 624 square feet of additional living space on the lower level.
